A collaboration with Orlando De Urrutia Partners, this 4 to 5-star hotel integrates cutting-edge ecological and cybernetic design principles, creating an intelligent building that dynamically responds to user needs and environmental conditions.

A Hotel That Reacts and Adapts

The Maritim Suite incorporates “ecocybernetics,” a concept developed by Orlando De Urrutia, where architecture becomes a living system, actively and passively adapting to both its users and its environment. The building embraces passive climate control strategies while integrating real-time responsive technologies to optimize comfort, energy use, and sustainability. 

Key Innovations & Sustainable Features

  • Solar-Powered Facade: The hotel’s vertical facade is composed of photovoltaic windows, harnessing energy while ensuring light diffusion and thermal regulation.
  • Adaptive Rooms & Accessibility: Suites are fully inclusive for guests with disabilities, while some rooms feature transformable spaces, allowing them to shift functions and expand their usability over time.
  • Natural & Artificial Intelligence Integration: The design incorporates passive cooling, natural ventilation, and thermal massing, complemented by smart automation systems that adjust lighting, climate, and airflow dynamically.
  • Biophilic & Regenerative Design: Green walls, hanging gardens, and evaporative cooling systems integrate nature into the architecture, fostering well-being and energy efficiency.
